Welcome to Stonehaven Estates. Our intent here is to acquaint Homeowners with information about Stonehaven Estates that is intended to ease your transition to your new home in the Stonehaven Estates Community, and to ensure that your experience is as pleasant and rewarding as possible.

Residency Application & Background Checks

The first requirement for perspective residents, be they homeowners or renters, is to submit to a background check for all individuals over the age of 18. No one is permitted to move in without first being approved by the Board of Directors. Residency applications will only be considered by the Board at regularly scheduled monthly board meetings. Applications without completed background reports will not be considered at board meetings and will be delayed until the next board meeting. Board meetings are scheduled on the second Thursday and on the last Friday of every month.
In today's world, it is extremely important to protect our children and ourselves from dangerous individuals. The Board of Directors will either approve or reject requests for residency based upon their review of the background reports. Note: Leasing is not permitted until the expiration of the first two years of ownership. Refer to Section 8.2.2 of our bylaws.

Community Access Control

Communications

Our community has its own web page, www.StonehavenEstates.org, email distribution, and a message board periodically posted at the resident entrance. These three forms of communications are regularly used to communicate important information, or information of interest regarding the community affairs. We also, on occasion, distribute flyers or mailings to each home to communicate important information. Sign up for community email at:

Community Meetings

HOA (Home Owner Association) meetings are held the 2nd Thursday of each month at the Clubhouse from 7:00 PM to 9:00 PM, and are open to all homeowners. Community business is presented by the Board and the Management Company, followed at approximately 8:00 PM by an open discussion of whatever residents want to discuss. In addition, some board members meet with our property manager the last Friday of each month at the clubhouse from 10:00 AM to 11:00 AM, to review project status. All meeting schedules are posted on our Meeting web page.

ARC (Architecture Review Committee) meetings are held the 2nd Thursday of each month at the Clubhouse from 6:30 PM to 7:00 PM, and are open to all homeowners. Requests for exterior modifications are reviewed to ensure that all exterior changes, i.e. landscaping, pool, screen enclosure, paint color, roof material and color, fences, etc., conform to the esthetics of the community as set forth in the community declarations and rules and regulations. ARC request forms must be submitted for all changes to the exterior of a homeowner’s property. General maintenance of existing exterior does not require approval.

Clubhouse, Fitness Center, Tot Lot, SPA / Pool, Patio, Tennnis Court

The Clubhouse is available to all residents and their guests. The main hall can be used for gatherings or lounging and can be reserved for private parties and meetings. A television is located in the main hall for your viewing pleasure. A refrigeration, micro-wave and dish-washer are located in the kitchen for your convenience. The Fitness Center provides Free Weights, Treadmill, Elliptical Walker, Stationary Exercise Bike, Multi-Station Weight Lifting Unit, and a Television / Radio to help ease your workout. The Tot-Lot is a fun place for our young children, but parents are asked to always supervise. The SPA / Pool are great for sunbathing, socializing, swimming or just having fun in the water. Please keep the gates closed at all times to prevent unsupervised minors and accidents. Also, no pets are allowed in the SPA / Pool area. The Patio is a great place to socialize, eat, play games and get out of the sun. Play for fun or seriously or just practice your game on our Tennis Court.

Garbage / Trash / Recycling Information

Garbage Recepticles, Trash, Yard Waste and Recycling Bins must be kept out of sight except on the day before and the day of pickup. Garbage/Trash/Bulk Items Pick-up and Recycling Bins are picked up on Wednesdays, so they may be put to the curb on Tuesday or on Wednesday mornings. Garbage/Trash/Bulk Items Pick-up and Yard Waste are picked up on Saturdays, so they may be put to the curb on Friday or on Saturday mornings. Recepticles and Recycling Bins must be out of site, after pickup, by end of pickup day.

Stonehaven Speed Limit is 25 mph

Please abide by our speed limits to ensure that all residents are safe, especiallly our children. You are allowed to travel at less than 25 mph. This is a small community and it only takes a few minutes at most to reach your destination within the community, or the exit when leaving. We have implemented an Interlocal agreement with the Palm Beach County Sheriffs’ office to patrol and issue traffic related citations within Stonehaven.
